Mold inspection cost

A professional mold inspection typically costs about $300 to $1,000. Before you pay for one, know when the EPA and CDC say testing is not needed.

What published cost guides say

Published cost guideNational figures
HomeGuide$300 to $650 typical, up to $1,000 for large homes; individual tests $50 to $350 each[1]
Bob Vila (Angi/HomeAdvisor data)$299 to $1,014 typical; average $656[2]

These are national figures. We could not find a reliable published cost survey specific to Florida, so treat them as a starting point and get written estimates.

Do you even need a mold test?

Often not. The EPA says sampling is usually unnecessary when mold is visible, and there are no EPA or federal limits for mold spores[3]. The CDC does not recommend routine mold testing because sampling cannot predict whether someone will get sick[4].

Testing is more useful when you smell mold but cannot find it, or after remediation: the EPA says surface sampling can help show whether an area was adequately cleaned[3]. There are no set standards for an acceptable amount of mold in a home[4], so a lab number alone rarely settles anything.

How a Florida mold assessment works

  • Under Florida law a mold assessment is run by a mold assessor and includes physical sampling and a detailed evaluation of the building history and inspection[5].
  • The assessor and their company cannot remediate the same structure within 12 months[6], cannot take referral payments from a remediator[6], and cannot take a job whose fee depends on what the assessment concludes[6]. That independence is the point of hiring one.
  • Assessors are licensed as individuals (license type MRSA); check the license on DBPR's Verify a Licensee search[7][8].

If you can already see mold and know where the water came from, you may be able to skip straight to remediation. Call (000) 000-0000
